50% of Homebuyers Considering a Manufactured Home are Under 40

According to Manufactured Housing Institute (MHI), a national trade organization representing all segments of the factory-built housing industry, Millennials and Gen Xers are statistically more likely to consider a manufactured home. These younger generations want newer features they can’t get in other homes that they can afford because overall housing costs remain high and continue to price many consumers out of the market.

The decline in new homebuilding is particularly acute for lower-priced homes due to rising construction and land costs, limited lot availability, and regulatory barriers like minimum lot sizes that restrict entry-level housing production. In 2021, just 24 percent of new homes were under 1,800 square feet. Manufactured housing totaled just 113,000 shipments in 2022. Although up from recent lows, manufactured home shipments regularly topped 200,000 units annually in the 1980s and 1990s.

More lower-cost housing is clearly needed, but expanding development will require zoning reform to support a broader range of housing types and investments in off-site construction methods that could reduce development costs.
