Cook Properties is New York State’s largest owner and operator of manufactured housing communities. Our portfolio includes 100 mobile home parks totaling 6,500 pads. We also own and manage 200,000+ square feet of commercial, retail, and office space, along with 750 self-storage units.

Job Summary

The Manager of Financial Planning and Analysis (FP&A) will report to the Controller and work with the CFO.  This role will provide insights to our business partners and will be responsible for managing, updating, and maintaining the annual budget process and forecasts including providing budget guidance, timeline, tools, training and hands-on assistance while promoting a budgeting culture and discipline for creating annual budgets.

This role collaborates with our property management, service, and property development teams. This role manages all facets of FP&A with the goal of consistent data preparation, report creation, and effective visualizations that explain and substantiate proposed budgets.  This role will also collaborate with the CFO, COO, Controller, and Accounting Managers in preparation of monthly analysis of actual results as compared to our developed budgets.  This will include assisting with the drafting of narratives and developing KPI’s that will provide clarity to our monthly budget to actual analysis.


  • Development of the Annual Budgets for a variety of properties with a focus on those which are included in portfolios where there are third party investors
  • Assist with the development of management and investor reports in collaboration with business and operations teams
  • Gather, manage and manipulate data from multiple sources for budget development and analysis of budget to actual results on a monthly basis.  This will include the identification of trends, extracting insights and development of presentations of findings
  • Monitor operational statistics/KPI’s, historical trends, variances and develop narratives describing variances.
  • Work with the COO and CFO to understand and develop additional narratives to describe operational details and forward-looking statements to inform financial statement users of how we are approaching asset management, capital projects, and tenant trends/issues/strategies.
  • Business profitably analysis and reporting
  • Develop and perform other ad hoc analyses

    • BA/BS Accounting, Business, or Finance required
    • MBA, CPA or advanced degree in Accounting, Business, or Finance preferred
    • 5 to 7 years relevant experience in accounting, audit, business or financial management
    • Excellent analytical abilities and strong attention to detail
    • Organization skills
    • Ability to drive results in fast-paced environment
    • Consensus building, interpersonal, leadership and presentation skills
    • Excellent verbal and written communication skills
